Hidden Costs for Drywall Repairs
You are moving into a house, you can’t wait to move in. You are excited to get your new flooring. You are beaming with joy at finally having the paint color you want and where you want them! You have called for estimates to paint your home and found a great paint contractor to work with (click here for more on that) Now as you do a walkthough with the house empty you see some issues with cracks, dents, black spots, and wierd round spots! Now you get to wonndering great!! What other suprises-Hidden Costs for Drywall Repairs do I need to thnk about ?
We get it!! All my homes have been fixer-uppers. Just when I thought- yes- I’m done- all is fixed- NOT! Here is a video and a few things to think about when you’re getting an estimate for painting the inside of your house.
When we are giving a price for drywall repairs, we allow for 30 min per room as standard and inclusive, but anything more than that is added as an extra for time and materials. (unless otherwise agreed upon) But for more on the why… let’s get into it!!
How much does it cost to fix water damage?
Water damage is not a maybe when it comes to home repairs. It is not if a water problem will happen it is when. Leaking roofs, Leaking toilet or sinks, water pipes that break all are issues that will damage your walls and ceilings which will need a painting and drywall contractor to fix.
These repairs are sometimes covered by Insurance. SOMETIMES.

- Where is the leak coming from ?
- Which things have been damaged?
- What has to be torn out ?
- What has to be replaced?
- How much time and money will it cost?
From the persecitive of a painter, most of this will need to be done by a remediation company. We cant really tell you what it will cost for drywall repairs, as we dont know how much has to be fixed. Giving a cost for paint is easy as we will have to repaint the whole Ceiling.
What can I expect to pay to fix drywall cracks?
When it comes to reparing drywall cracks there several kinds that we encounter.
Stress Cracks
Stress cracks on ceilings happen for several reasons;
- nails are coming loose
- the drywall was never secured to a solid surface
- excess weight in a attic
- shifting house
When these happen and need repair, we have to cut away, add screws , re tape or more. We typically estimate these as time and material repairs, cause we just know what we are getting into.

Drywall seam repairs
This is a great picture of seam repairs that are needed before we can paint. These drywall cracks have to be cut out, new tape put in, maybe new screws, then we add drywall mud and tape, prime all the walls then repaint the walls.
Once we start these wall repairs, they can run longer, which means unforseen repairs. These repairs are 100% time and materials.
Can torn drywall be fixed?
Yes it can. We see torn drywall when tape is pulled from walls, or wallpaper is stripped from a wall.
The drywall damaged from tape or adhesive – like LED strips- are not too bad to fix, but they do require loose paint to be removed and repairs made along with primer- these usually take a hour per wall.
Fixing nail pops on a wall
Nail pops SUCK! Just be open and out there. When we fix one- 4 more appear. We guess on these as well. A few are included, but when a whole wall has to be fixed- you may want to call a drywall company as there may be hidden problems.
